One element of good negotiating is to focus and say only good things about what you are trying to buy. Having a long list of negative comments will make the seller annoyed and may result in the seller walking away from the deal. You want to buy at the right price but not humiliate or anger the seller.
Don’t say anthing at all (let your real estate rep do the talking).
