Upper Hunt Club Housing Market Today – MLS® Listings

As of this morning, 4 residential units are for sale in Upper Hunt Club (MLS® area 2608). Prices range from $559,000 to $599,900.  These are detached 2 storey homes with 3 to 4 bedrooms and built sind 1995.  

For the first time since doing these statistics, nothing has sold in the past 90 days.  This is a very small MLS® area where there will be few houses available at any one time.

Old Ottawa South Housing Market Today – MLS® Listings

As of this morning, 16 residential units are for sale in Old Ottawa South (MLS® areas 4403 and 4404). The prices range from $399,000 to $1,050,000. The average list price is $637,793. There is 1 semi detached unit, 3 row and 12 detached homes (includes one duplex side by side) for sale.

In the past 90 days, 16 homes sold at an average sold price of $648,041 with an average DOM of 42 days ranging from 0 to 138 days.

Embrun Housing Market Today – MLS® Listings

As of this morning,  30 residential units are for sale in Embrun (MLS® area 602).  Prices range from $195,000 to $575,000.   The average list price is $328,279.  Included  are 29 detached units and 1 row unit.  Of the 30, there are 18 2-storey homes, 9 bungalows and 3 high ranch homes.  29 are active sales and 1 is conditionally sold.

In the past 90 days, 14 homes sold at an average sold price of $274,357 with an average DOM of 48 days ranging from 2 to 156 days.   Home sales ranged from $180,000 to $460,000. 

Embrun has become a bedroom community for Ottawa.  The land prices are less expensive and builders are keeping to mid-range prices.  The 30 homes currently for sale were built between 1969 and this year.

Golden Triangle Housing Market Today – MLS® Listings

 As of this morning, 4 residential units are for sale in the Golden Triangle (MLS® area 4104). Prices range from $595,000 to $849,000.  Included are 3 detached units and 1 semi.  

In the past 90 days, 5 residential homes sold with a sold price range from $416,000 to $785,000.  

This is a very centrally located neighbourhood with lots of rental spaces for the University of Ottawa and federal employees in Ottawa on assignment. Many of the buildings are condos. Today there are 5 condos for sale.  All are apartment condos with 2 bedrooms and 2 baths.

Hintonburg Housing Market Today – MLS® Listings

As of this morning,  11 residential units are for sale in Hintonburg / Mechanicsville (MLS® areas 4201 through 4203).  The prices range from $249,900 to $549,900.   The average list price is $378,890.  There are 9 detached units (with two duplexes up/down) and 2 semi-detached units.

In the past 90 days, 6 homes sold in prices ranging from $399,900 to $750,000.  The Days on the Market ranged drom 1 – 83 with an average DOM of 16 days. 

Currently there are 5 condo units for sale on Parkdale and Burnside.

Hintonburg is all about location and a future as people want to move into affordable housing near the city centre.

Centrepointe Housing Market Today – MLS® Listings

As of this morning,  7 residential units are for sale in Centrepointe (MLS® area 7607).  The prices range from $349,900 to $1,125,000.   There is 1 row unit and 6 detached homes.  The average price is 639,228.

In the past 90 days, 10 homes sold  with an average DOM of 42 days.  The DOM range is 6 days to 148 days. 

 There are 5 condos for sale at an average price of $285,925.  Seven condos sold in the past 90 days at an average of $275,971.  They sold between 3 and 51 days (average DOM = 21).

Sandy Hill Housing Market Today – MLS® Listings

I am getting ready to do a listing in Sandy Hill.  It is such an eclectic neighbourhood attracting students, professors and public servants who want to be able to walk to school and work.  It is a fun place with lots of activities and people on the streets. 

 As of this morning, 7 residential units are for sale in Sandy Hill ( MLS® areas 4003 and 4004).   I row unit, 1 semi and 5 detached homes.   The price range for these units is from $359.000 to $890,000. The average price is $642,685.

In the past 90 days, 12 homes sold at an average sold price of $546,693 with the DOM ranging from 3 – 100 with the average being 33 days.

The houses for sale date from the late 1800s to “under construction”. 

Sandy Hill is a place for condos.  There are currently 22 units for sale ranging in price from $285,000 to $784,000.  Some are still under construction and will be ready in 2011.  In the past 90 days, 10 units sold for and average of $383,450 and were on the market from 0 to 138 days (average of 40 DOM).

Greely Housing Market Today – MLS® Listings

As of this morning, 109 residential units are for sale in Greely ( MLS® area 1601).   49 bungalows, 6 high ranch, 3 mobile homes, 3 split level, one 1.5 storey and the rest are two storey.   The price range for these units is from $69,000 to $2,100,000. The average price is $548,893.

 In the past 90 days, 26 homes sold at an average sold price of $517,489 with the DOM ranging from 0 – 155 with the average being 45 days.

The houses for sale date from 1900 to “under construction”.  The community has grown rapidly in this decade.  63 of the 109 currently on the market were built from Year 2000 onward.  This is a great community for finding large bungalows and large lots.  The area water is well and septic.
