Notice that there are no condo units available.  Metcalfe is not on city water and sewage.  Properties are large and sufficient for a well and septic system.  Not all of Metcalfe is on natural gas.  Not all of Metcalfe can receive high speed internet.  This is a more rural setting.

Of the 18 Residential units, the price range is between $244,900 and $1,299,000.  The average asking price is $507,670.  It may be rural but no one said poor. 

In the past 6 months 21 residential units sold ranging from $160,000 to $623,500 and an average number of days on the market of 48 days.  This is likely to drop as homes usually sell quicker in the spring market.

If you were looking for a home in the Metcalfe area, with lots of parking, 3 -5 bedrooms and built since Year 2000 then, in the past 12 months, you would have seen 12 homes sell.  They ranged in price from $370,000 to $719,000 with an average of $500,908 and sold on average in 45 days.

There are schools, a doctor, a great golf course, lots of friendly people (somewhere around 1,700 to 2,000) and the best fall fair in Eastern Ontario – The Metcalfe Fair.  There is a true sense of community here and of belonging.

The price range for the 18 residential units ranges from $349,900 to $850,000 with an average of $720,194

The price range for the 21 condo units ranges from $227,900 to $1,600,000.  The average price is $512,945.

Westboro is a wonderful place to live – active, commercially vibrant and involved.

Today there are 125 residential listings of $1,000,000 or more.  In fact, the prices range from  $1 Million  to $9Million.  Of the 125 homes, 26 are priced at $2 Million or more. 

Almost all homes are in the defined Ottawa Real Estate area (there are a couple of listings outside of this area).

Buying in Ottawa is about budget, location and condition. 

The prices in this area of Ottawa have remained very reasonable.  The homes were built in the early 1960s.  Only one residential unit that sold last year was built after the mid-1960s.  These homes all had between 3 and 5 bedrooms and most were bungelows.  The Days on the Market ranged from 1 – 106 with the average being 22 days.

There are a number of condo developments in this area.  Last year 28 of the 29 were row units.  The other was a stacked unit.  The average price was $189,786.  The Days on the Market ranged from 2 – 161 with the average being 18 days. 

Bells Corner continues to be a desirable neighbourhood for its easy access to the Queensway, its large yards and the abundance of undeveloped NCC property that surrounds the community.

For the 6 condos, the sold price ranged from $197,500 to $376,000 with an average of $298,400 and an average Days on the Market of 19 days. 

The 78 residential units ranged in sold price from $338,500 to $1,169,000 with an average Days on the Market of 28 days.  Only 6 of the 78 units were built since 2000.  The number of bedrooms ranged from 2 to 6.  For an idea of how many residential untis sold at each price range the following is provided:

In the past 90 days, 9 units sold (1 condo and 8 residential).  The sold price ffor these 8 residential units ranged from $353,900 to $767,000 with and average of $516,112.  The Days on the Market ranged from 1 to 78 with an average of 31 days.

In the past 90 days, 6 homes sold at an average sold price of $316,400 with the Days on the Market ranging from 6 – 67  with the average being 29 days.

In the past 90 days, 19 homes sold at an average sold price of $339,994 with an average DOM of 19 days. The range was 0 to 74 days.

In the past 90 days, 22 houses sold in Stonebridge at an average sold price of $493,990 (ranging from $250,000 to $710,000) and an average Days on the Market of 23.  The time it took to sell varied from 1 to 87 days. .     

Stonebridge homes are primarily built by Monarch and Cardel.  This data does not include home sold privately.
