Old Ottawa South Housing Market Today-MLS® Listing and Sales

As of this morning, 18 residential units are for sale in Old Ottawa South/ Rideau Gardens.  10 are detached units, 2 row and 6 semi-detached.  The price range is $367,000 to $1,189,000 with the average price $595,882. 

In the past 90 days 13 units sold at an average sold price of $550,065 and an average Days on the Market of 18.  It does not take long for a house to sell in this area.   

A Buyer would be wise to shop with specific criteria and be ready to buy quickly.

Embrun Housing Market Today – MLS® Listing and Sales

As of this morning, 41 residential units are for sale in Embrun.  40 are detached units and 1 is a row unit.  The price range is $164,900 to $609,900 with the average price $330,863.  There are a lot of wonderful choices available.

In the past 90 days 23 units sold at an average sold price of $277,928 and an average Days on the Market of 36.  It takes a little longer to sell a house in Embrun than in the city. 

A Buyer can take a little longer to decide on a purchase.

Housing Market – Ottawa – January and February

Buyers are having a sense of buying urgency in the past two months of 2010.  It seems that houses are just listed and – boom – sold.  I looked at three neighbourhoods to see if sales are really faster paced than last year.  Based on MLS® listings for sold residential units (not condos or multiple family dwellings, January and February last year and this:

Blackburn Hamlet:  5 units sold within an average 21 days in 2009.  This year, 9 units sold within an average of 10 days.

Central Park:  14 units sold within an average of 27 days in 2009.  This year 7 units sold within an average of 14 days.

Barrhaven:  100 units sold within an average of 27 days.  This year 103 units sold within an average of 17 days. 

Homes are definitely on the market for less time this year than last year.  For the prudent Buyer – know what you want and where you want to live, have a pre-approved, not just a pre-qualified, mortgage and be ready to have your agent write offers.

This market is not for the timid.
