As of this morning, 13 residential units are for sale in the Civic Hospital area (MLS®area 4504).  3, semi-detached, 1 duplex up/down and 9 detached homes.  The prices range from $379,000 to $1,135,000.   

In the past 90 days, 24 homes sold at an average sold price of $563,954 and an average Days on the Market of 9.     

The Civic Hospital area looks fantastic in the spring and summer when all of the older trees are in leaf and the flowers and flower pots in bloom.

Bells Corner Housing Market Today - MLS® Listings and Sales

As of this morning, 2 residential units are for sale in Bells Corner / Lynwoo Village (areas 7803 and 7804).  Both units are detached bungelows and average list price of $382,400. 

In the past 90 days, 8 homes sold, all in Lynwood Village, at an average sold price of $352,187 and an average Days on the Market of 4.  The time it took to sell varied from 0 days to 11 days.     

Bells Corners is one of two communities located in the Green Belt.  It has quick access to the 417, parks, schools and close to the hospital.  If you are always going to Toronto, this community has fast access to the Veterans Highway going to the 401.

Elmvale Acres Housing Market Today - MLS® Listings and Sales

As of this morning, 9 residential units are for sale in Elmvale Acres (areas 3701 and 3702).  6 are detached homes and 3 are semi-detached.  The price range is $275,000 to $559,900 (both units of a semi-detached) with the average price $380,944. 

In the past 90 days, 21homes sold in Elmale Acres at an average sold price of $334,052 and an average Days on the Market of 16.  The time it took to sell varied from 0 days to 79 days.     

Elmvale Acres has good parks, close to the General Hospital and great transit service to downtown.  It is inside the Greenbelt.

Stonebridge Housing Market Today - MLS® Listings and Sales

As of this morning, 33 residential units are for sale in Stonebridge (3 are conditionally sold).  19 are detached homes and 14 are row units.  The price range is $299,900 to $899,900 with the average price $527,915. 

In the past 90 days, 44 houses sold in Stonebridge at an average sold price of $499,504 and an average Days on the Market of 29.  The time it took to sell varied from 0 days to 227 days.     

Stonebridge homes are primarily built by Monarch and Cardel.

Upper Hunt Club Housing Market Today-MLS® Listings and Sales

As of this morning, 7 residential units are for sale in Upper Hunt Club.  All of them are 2 storey detached homes.  Upper Hunt Club now includes the new development of Solera on the north side of Hunt Club Road.   The price range is $469,000 to $656,675 with the average price $541,095. 

In the past 6 months, 5 houses sold in Upper Hunt Club at an average sold price of $513,700 and an average Days on the Market of 47.  The time it took to sell varied from 4 days to 121 days.     

Upper Hunt Club has homes primarily built by Minto but there are a few custom builders and the Solera neighbourhood is being built by Larco.

Old Ottawa South Housing Market Today-MLS® Listing and Sales

As of this morning, 18 residential units are for sale in Old Ottawa South/ Rideau Gardens.  10 are detached units, 2 row and 6 semi-detached.  The price range is $367,000 to $1,189,000 with the average price $595,882. 

In the past 90 days 13 units sold at an average sold price of $550,065 and an average Days on the Market of 18.  It does not take long for a house to sell in this area.   

A Buyer would be wise to shop with specific criteria and be ready to buy quickly.

Embrun Housing Market Today - MLS® Listing and Sales

As of this morning, 41 residential units are for sale in Embrun.  40 are detached units and 1 is a row unit.  The price range is $164,900 to $609,900 with the average price $330,863.  There are a lot of wonderful choices available.

In the past 90 days 23 units sold at an average sold price of $277,928 and an average Days on the Market of 36.  It takes a little longer to sell a house in Embrun than in the city. 

A Buyer can take a little longer to decide on a purchase.

Housing Market - Ottawa - January and February

Buyers are having a sense of buying urgency in the past two months of 2010.  It seems that houses are just listed and - boom - sold.  I looked at three neighbourhoods to see if sales are really faster paced than last year.  Based on MLS® listings for sold residential units (not condos or multiple family dwellings, January and February last year and this:

Blackburn Hamlet:  5 units sold within an average 21 days in 2009.  This year, 9 units sold within an average of 10 days.

Central Park:  14 units sold within an average of 27 days in 2009.  This year 7 units sold within an average of 14 days.

Barrhaven:  100 units sold within an average of 27 days.  This year 103 units sold within an average of 17 days. 

Homes are definitely on the market for less time this year than last year.  For the prudent Buyer - know what you want and where you want to live, have a pre-approved, not just a pre-qualified, mortgage and be ready to have your agent write offers.

This market is not for the timid.
